2017 Cook County Scavenger Tax Sale

The 2017 Cook County Scavenger Tax Sale is currently scheduled to begin on July 12, 2017.  In order to be eligible for the scavenger sale a property must have three or more years delinquent. Potential buyers must register by 4:00 p.m. on June 30th. The list of properties was published in community newspapers in early June and can also be purchased from the Treasurer. For up to date information, please visit the Cook County Treasurer’s website here.

Properties in the scavenger sale are offered AS IS. Per the Cook County Treasurer, “It is the responsibility of each buyer to research the property location, classification, nature and condition of any property or improvements prior to the sale. All sales are final.” Be aware that many properties in scavenger sales have “issues” such as being portions of roads, exempt properties, government-owned properties, etc.

Scavenger sales follow a more traditional bidding method than annual sales, and the penalty rate is set by statute. Many people interested in tax sales start with scavenger sales for this reason. Moreover, the likelihood of someone redeeming is small and the chance of obtaining a tax deed is high. We represent tax buyers in all kinds of tax sales throughout Illinois. If you are new to tax sales and don’t want to bid yourself, we work with many experienced tax buyers who may be willing to bid for you at the scavenger sale (beware of the “multiple bidder rule” for annual tax sales).
